A REALTOR? I CAN DO IT MYSELF!
April 2nd, 2009 categories: Buying
Of course you can do it yourself–you can access the listings on any number of sites. You can call the listing agent and view any property that strikes your fancy. And you can negotiate the contract yourself. Right on all three counts and having said all that, please think about the following.
- In order to see the property all you have to do is call the listing agent. Let me ask you this–would you rather have the listing agent show you the property or your very own agent, an agent who might well point out features you might not notice–good and bad. An experienced agent will do just that for you.
- So that you can make a fair offer on your chosen property, you need what in Realtorese is called a Comparative Market Analysis. To do a good job you need the knowledge of what criteria are necessary and you need to know how to interpret the results. This is difficult to do without access to the Multiple Listing Service data. An agent has the data available and knows how to interpret the results.
- Negotiating is a skilled art form. Your Realtor will be much more objective in negotiation than you will. It is a good thing to have two agents negotiating objectively for the buyer and seller–emotion becomes much less an issue. Of course you can negotiate for your self–no doubt–you are much more likely to buy at a better price with a skilled real estate negotiator.
